Terms
Terms of use.
Last updated 9 October 2026
These terms apply when you use gills: the gills app and app.gills.in. By using gills you agree to them.
What gills does
gills lists homes for rent in Bengaluru with photos, 360° tours and floor plans. Browsing is free. To see a home’s exact address, owner contact and everything else on it, you pay to unlock that home: gills brokerage. The gills team then supports you, from the first visit to the agreement and through your stay.
Your account
You sign in with your phone number. Keep access to it, and tell us at once if someone else may be using your account. You must be 18 or older and give true information.
Paying for a home
- The fee and any rental agreement charge are shown before you pay. Payments are processed by Razorpay or Paytm.
- Refunds: until the rental agreement is made, or for 30 days if there is no agreement, you can give a home back. What you paid comes back to your gills wallet, less the release fee shown in the app (currently ₹49) for each home you give back.
- Your wallet pays for your next home first. You can also withdraw it to the payment it came from; banks usually take 5–7 working days.
- Coupons have the conditions shown with them and can’t be exchanged for cash.
- If you delete your account, money left in your wallet is lost, so withdraw it first.
Listing homes (contributors)
Anyone can list a home on gills and earn from it. By listing a home you confirm that:
- The owner agrees to the home being listed on gills, and to their name and phone being shown to people who unlock it.
- Everything you add is true and current, and the photos and video are of this home, taken by you or with permission.
The gills team checks every home before it goes live, and every later change. We may send a home back with a reason, or refuse it, for example when details are missing or wrong, the photos aren’t clear, the owner doesn’t confirm, or the home is already on gills.
What you earn (the amounts shown in the app on the day the home is approved):
- A reward (currently ₹100) when we approve a new home and it goes live. Changes to a live home earn nothing extra.
- A share (currently 50%) of the brokerage the first tenant pays for the home, once their deal is final: when the agreement is made, or when their refund period ends without a refund. The reward counts toward this share. For example, brokerage ₹10,000 → you earn ₹5,000: ₹100 on approval and ₹4,900 when the deal is final.
- Only a home’s first final deal pays a share. A refunded deal, a rejected or duplicate home, and homes listed by gills staff earn nothing.
Withdrawals. Earnings are paid to your UPI ID in steps (currently ₹500), usually within two working days of your request. We need your name and PAN to pay commissions, and tax may be deducted or due on them as the law requires. Earnings can’t pay for homes on gills. If you delete your account, earnings you haven’t withdrawn are lost.
We may withhold or take back earnings gained by misleading listings, fake deals or other abuse.
Using gills fairly
- Use the details of homes you unlock only to rent a home for yourself. Don’t copy, resell or publish them, or contact owners for anything else.
- Don’t misuse the service: no scraping, no automated access, no attempts to get around payment or security.
- We may limit or close an account that breaks these terms. Money in the wallet is still paid back, unless the law or a fraud investigation stops it.
Homes and owners
We visit and check homes, but the rental is between you and the owner. Visit before you sign, check the agreement, and pay rent and deposit only to the owner, as set out in the agreement. gills is not a party to your tenancy.
Liability
We work to keep listings accurate and the service running, but we can’t promise it will always be error-free or available. To the extent the law allows, our liability for any claim is limited to what you paid gills for the home concerned.
Changes
We may update these terms. We’ll show the new date above, and tell you in the app if a change is significant. Continuing to use gills means you accept the new terms.
Law
These terms are governed by the laws of India, and the courts of Bengaluru have jurisdiction.
